Working closely with the Realtor, Lender and/or the
Buyer (depending on whether the purchase is being financed), Signature Title
will initiate and conduct a title search of the property. Title searches often
reveal minor problems that need correction before the title is "clear". Unless
there is a serious title issue to resolve, which is uncommon, Signature Title
can readily solve these problems by obtaining and recording "corrective" documents.
On average, since we usually wait for the Lender's "OK to
close", transaction files stay open 2-to-3 weeks. Assuming no title problems,
we've also been known to close in less than 24 hours, if that's what it takes
to lock-in your deal.
