What you can expect from your closing with Signature Escrow & Title Services

Once the Lender has given us the "OK to close," Signature will contact you to guide you through the final steps.

We will notify you of what you should bring to the closing. We will also contact and prepare the Realtor, Lender, Seller, Insurance Company - everyone on your team - to ensure the absence of problems.

Closings are pre-scheduled in advance for a time and place convenient for everyone involved.

The day before closing, the Lender will send us final closing instructions, including schedules of fees paid and due, and other amounts to be paid at the closing.

From these instructions, we will prepare a Settlement Statement, commonly known as a HUD - a financial summary of the entire transaction, drafted in advance for your review.

Working for you

We're always available to answer your questions about the closing, line items or other information on your Settlement Statement.

Once we've prepared the Settlement Statement for you, we'll notify you of exactly what to bring to the closing, including:

  • A valid photo ID (e.g., US driver's license or passport)
  • A bank check, payable to Signature Escrow & Title Servcies, LLC, in the total amount needed at your closing

On closing day, you and the Seller will be asked to sign documents such as the Deed, the Note and the Mortgage.

Once your closing is complete, Signature will record the Deed and Mortgage at the appropriate registries and prepare the policies of title insurance the Buyer has selected.
